Apo District Market in Abuja has reached approximately 75 percent completion, with early investors reporting measurable capital appreciation on their holdings, according to the project’s developer, Manillah Integrated Partners Ltd.
The main market halls and trading blocks are structurally complete, while external works — including primary access roads, dedicated parking areas, drainage systems, and utility connections — are substantially advanced. Internal partitioning and finishing of commercial units are underway, with remaining work focused on final fit-out, surface treatments, and operational preparation.
Alhaji Suleiman Bashir, managing director of Manillah Integrated Partners Ltd, said the project was designed to create value for investors before construction concludes. “Commercial property should begin creating value for investors well before the final brick is laid,” he said.
A series of price reviews has been applied as the project has de-risked and buyer interest has strengthened. The developer said these adjustments were driven by rising commercial demand rather than cost pressure. Early investors who entered at initial pricing stages have recorded capital gains, with the upward movement reflected in reservation activity and secondary discussions among existing holders.
One Abuja-based investor who joined at the foundation stage described successive price reviews producing a clear uplift in the value of the holding, providing confidence to increase the stake as construction advanced. Another early participant noted the transparent, phased nature of the adjustments made the gains feel earned rather than speculative.
Beyond investor returns, the developer said organised trading infrastructure of this kind supports local commerce, creates structured opportunities for Traders, and contributes to the economic fabric of the district.
